BELANGRIJKE INFORMATIE INZAKE HUURVERHOGINGEN 2025

Beleid verhuurders in Hoofddorp-centrum: 

De verhuurder zal per project en soms per woning, van de markt specifieke situatie laten afhangen welk percentage gehanteerd wordt.

Voor alle woningen die een normale marktontwikkeling volgen, zal dit jaar in principe het beleid van de overheid worden gevolgd en de geliberaliseerde woningen met maximaal 4,1% worden verhoogd. Voor de gereguleerde huurwoningen (sociaal en middensegment) is de maximale huurprijsgrens die hoort bij het puntenaantal van de woning de grens waar de huur niet bovenuit mag komen. Voor de sociale huurwoningen geldt dat tot deze grens maximaal met 5% verhoogd zal worden. Voor de middenhuurwoningen geldt dat tot deze grens maximaal met 4,1% verhoogd zal worden (ipv met 7,7%).                                                        Deze huurverhoging is nodig omdat de exploitatiekosten afgelopen jaar ook substantieel zijn gestegen.

Voor uw complex is besloten als volgt te verhogen*:

Sociale huurcontracten 5%; (indien van toepassing)

Vrije sector huurcontracten 4,1%;

Middensegment huurcontracten 4,1%

*in individuele gevallen kan hiervan afgeweken worden.

Landlord / owner policy
The landlord will determine the exact percentage per project and sometimes per individual dwelling based on local market conditions.

  • For all dwellings that follow normal market trends, we intend to adopt the government’s guideline this year and raise liberalised rents by no more than 4.1 %.
  • For regulated dwellings (social and mid‑rent) the rent may never exceed the maximum rent associated with the property’s points under the housing valuation system.
    • Social‑rent dwellings: rent may be increased by up to 5.0 % until that maximum is reached.
    • Mid‑rent dwellings: rent may be increased by up to 4.1 % (instead of 7.7 %) until that maximum is reached.

This rent adjustment is necessary because operating costs also rose substantially over the past year.
